Who we are

Land & Luxury is the consumer-facing brand of Borg Resource Group, LLC, a real-estate investment company. We acquire land and residential property directly from owners. This policy describes how we collect, use, and protect information when you interact with us — through this website (landandluxury.estate), by phone or text message, or in the course of a transaction. Information we collect

We collect contact information you provide to us (name, phone number, email, mailing address), information about property you own that is available in public county records (ownership, parcel data, assessed values), communications you exchange with us, and basic website usage information. We do not knowingly collect information from anyone under 18.

How we use information

We use information to contact you about your property, respond to your inquiries, prepare and complete real-estate transactions (including sharing transaction details with the title or escrow company closing your transaction), maintain our records, and comply with law. We do not sell your personal information.

SMS / text messaging

We send one-to-one conversational text messages to property owners regarding their specific property, service messages related to active transactions, and occasional marketing messages about buying or selling property. Message frequency varies. Message and data rates may apply. You can opt out at any time by replying STOP — opt-outs are honored immediately and permanently. How you opt in: you consent to receive text messages by (1) submitting your phone number through a form on this website, each of which displays this consent disclosure; (2) providing your number and agreeing verbally during a phone call or in-person conversation with us, after which we send a confirmation text with opt-out instructions; or (3) texting our number first, which starts a one-to-one conversation you may end at any time by replying STOP.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, excluding aggregators and providers of the text-message services solely as necessary to deliver messages.

Sharing

We share information only with service providers who help us operate (for example, the title or escrow company closing a transaction you are part of, or our messaging and hosting providers acting on our instructions), when required by law, or with your direction. We never sell or rent personal information.

Your choices

You may opt out of text messages by replying STOP, ask us not to contact you again, or request access to or deletion of your information by emailing edward@bermux.com. We honor do-not-contact requests permanently.

Changes

If we update this policy we will post the new version on this page with a new effective date.
